BPL is looking for a well-seasoned SPM with 6-10 years experience. The SPM provides full-time project and construction management and has frequent interaction with the BPL stakeholders, the design team and the general contractor. The SPM is responsible for ensuring that all aspects of services are being delivered at the highest level to ensure that the delivered project meets BPL requirements.
SPM Duties & Responsibilities:
Responsible for managing day-to-day capital and non-capital project activities.
Under the supervision of the Senior Director of Facilities, the SPM is responsible for analyzing, monitoring, and preparing cost reports and cash flow projections, maintaining comprehensive budgets, and monitoring schedules.
During the design management process, prepares estimates and value engineering analysis, peer reviews, and constructability reviews.
Coordinates with the Design team to prepare RFP/bid packages
Responsible for solicitation, evaluation and selection of the General Contractor through a bid process. Analyzes bids to determine best value Contractor.
Responsible for hiring and directly managing specialty contractors (eg. Security, signage).
Leads all construction project meetings
Oversees the processing of submittals, requests for information (RFI), Architects Supplemental Information (ASI), shop drawings, substitution requests, change proposals and change orders.
Coordinates with the Design team and the General Contractor to develop and implement corrective action if there are unanticipated schedule delays or budget impacts.
Reviews and approves monthly payment requests, including lien waivers prior to certification by the Architect and payment by BPL.
Responsible for establishing and implementing a quality assurance and quality control program
Manages the preparation of daily and weekly reports, and prepares monthly reports that discuss, in detail, the status of the project.
Manages daily staff assignments and participates in monthly staff meetings.
Works directly with Stakeholders of the project to ensure project objectives are met.

Bachelor’s degree in Construction Management, Engineering or equivalent degree from an accredited institution
Project Management Professional (PMP) Certification
Selected candidate will be expected to travel approximately 35% of the time. SPM will be expected to perform at a typical construction site that includes physical exertions such as climbing ladders, walking under overhead work, and being around loud equipment noises.
